How to design a folded brochure correctly

Ok, so you about to design a folded Brochure/ leaflet. Lets say it is an A4 size folded down to a DL size. So an A4 is 297mm x 210mm. A DL is 99mm x 210mm. So if it is a Z fold just make each fold line at 99mm, simple right?   ...however  ....if it is a foll fold this does not apply. The first two panels need to be 100mm, and the last panel (that folds), in at 97mm. This is so there is room for the inside flap to fit in correctly.
